Terms of Service.
Welcome to Permit ATL, a DBA of Sanctum Design LLC. By engaging our services, you agree to the following Terms of Service. These Terms are designed to clearly define our role, protect our licensed professionals, and set expectations for the permitting process.
1. Scope of Services
Permit ATL provides permit expediting and related services, which may include:
Permit preparation and submittal
Corrections and resubmittals
Permit holder of record services (administrative only)
Trade permit coordination
Full-service expedite packages (bundled prep, submittal, tracking, corrections, and pick-up)
Zoning research and pre-application meetings
Plan review pre-checks
Owner’s representative consulting (advisory only)
Lender and insurance inspection coordination
Permit ATL may also prepare permit-ready plans, including:
Scaled drawings required for permit submission (floor plans, elevations, site plans)
As-built drawings documenting existing conditions
Accessory structure and outdoor living plans
Plan check support and redlines
Unless otherwise agreed in writing, Permit ATL does not perform construction, engineering, or architectural design services beyond permit-ready plan preparation.
2. Permit Holder of Record
In some cases, Permit ATL may use its licensed Georgia Residential Basic General Contractor credentials to serve as the permit holder of record.
This role is administrative only.
Permit ATL is not the general contractor for the project.
Permit ATL does not assume responsibility for construction means, methods, scheduling, quality of work, safety, or site supervision.
Responsibility for construction, inspections, and code compliance rests solely with the homeowner and/or their hired contractor.
This protection is critical to preserve the integrity of our GC license and ensure proper assignment of responsibilities.
3. Client Responsibilities
The Client agrees to:
Provide accurate and complete project information.
Retain qualified contractors, subcontractors, engineers, or design professionals as required.
Coordinate site access, construction, inspections, and compliance with codes.
Pay all city/county permit fees directly to the jurisdiction.
4. Plan Preparation Services Disclaimer
Permit ATL prepares permit-ready drawings intended for submittal to city or county agencies. These are not full architectural, structural, or engineering design documents unless separately contracted.
Some jurisdictions may require stamped drawings by licensed engineers or architects.
If additional professional involvement is required, Permit ATL will coordinate but does not assume liability for those design responsibilities.
5. Specialty Services Disclaimer
Services such as zoning research, owner’s representative consulting, pre-application meetings, and lender/insurance inspections are advisory in nature. Permit ATL cannot guarantee outcomes of zoning boards, city staff, inspectors, lenders, or insurers.
6. No Guarantees of Approval or Timeline
Permit ATL cannot guarantee:
Approval of any permit application
The speed of review cycles or issuance of permits
Acceptance of corrections or interpretations by jurisdiction staff or inspectors
Our role is to prepare, submit, and manage the process to the best of our ability.
7. Fees, Revisions, and Additional Costs
Permit ATL fees are based on project scope and jurisdiction.
City/county fees are billed separately to the Client.
If revisions or resubmittals are required due to project changes, additional hourly charges may apply.
Travel outside Fulton/Cobb/North Fulton may incur mileage surcharges.
8. Limitation of Liability
Permit ATL’s liability for any claim relating to its services shall be limited to the amount paid for those services.
Permit ATL shall not be liable for:
Construction defects, delays, or damages
Contractor or subcontractor performance
Inspector decisions or enforcement actions
Jurisdictional changes in codes, fees, or permit requirements
9. Indemnification
The Client agrees to hold harmless and indemnify Permit ATL, Sanctum Design LLC, and its licensed professionals from any claims, damages, or liabilities arising out of:
Construction activities performed by others
Contractor or subcontractor actions
Inspector or jurisdictional enforcement
Misrepresentation or incomplete information provided by the Client
10. Governing Law
These Terms shall be governed by the laws of the State of Georgia. Any disputes shall be resolved in the courts of Fulton County, Georgia.
11. Amendments
Permit ATL may update these Terms of Service periodically. The most current version will always be posted on this website.
Acceptance of Terms
By using Permit ATL’s services, the Client acknowledges that they have read, understood, and agreed to these Terms of Service.
