FAQs
-
Do I need a permit for a deck or porch?
Yes, most cities in Metro Atlanta require a building permit for new decks, porches, and major repairs. Some also require zoning approval for setbacks or lot coverage. See our Decks & Porches permit guide
-
How long does it take to get a permit?
Review times vary by jurisdiction. Simple trade permits (plumbing, electrical, HVAC) can be issued in a day or two. Building permits for remodels or new construction often take 2–6 weeks, while Land Disturbance Permits (LDPs) or variances may take longer. Learn more about Land Disturbance Permits.
-
Can you pull permits using your license?
Yes, in certain cases, we can act as the permit holder of record using our licensed Georgia Residential Basic General Contractor credentials. This is an administrative role only, we are not acting as the builder. You’ll still need a contractor to perform the work. Read more about our services.
-
Do I need a permit for a pool?
Almost always, yes. Pools and spas require building permits, trade permits (electrical, plumbing), and sometimes a variance if located near a stream buffer or setback. See our Pool Permits guide.
-
What is a Land Disturbance Permit (LDP)?
An LDP is required when grading, clearing, or disturbing land, often for new homes, additions, pools, or driveways. It ensures stormwater, erosion control, and buffers are addressed. Learn more about LDPs.
-
How much do permits cost?
Each city and county sets its own fees. Building permits often range from $200 to $2,000+ depending on project size. Specialty permits (tree removal, trade permits) may be lower. We’ll confirm exact fees before submittal.
-
Can I start work without a permit?
Not legally. Unpermitted work can lead to fines, stop-work orders, problems when selling your home, and higher costs to correct after the fact. It’s always cheaper and safer to permit first.
-
Do you guarantee approvals?
No one can guarantee a permit will be approved. Each jurisdiction has its own review process and interpretation of code. What we do guarantee is that we’ll prepare, track, and resubmit until the process is complete, reducing delays and surprises.
